It is important to understand that though there is a little overlap, a pest inspection is separate to a building inspection. While a building inspection will identify any visual decay (e.g. termite damage), a pest inspection specifically looks for active pests within the structure (termites, borers, fungi and mould), halting any potential damage in the future. Our pest inspections also cover up to 30m (depending on property layout/conditions) from the property structure to inspect for signs of any termite activity that may become a future threat.
What Do Our Pest Inspections Cover?
South Building Inspections adheres to the Australian Standards AS 4349.1 for all pest inspections. We will look for evidence of damage and environmental conditions within each room, the roof void, sub-floor, outbuildings, fences and trees for any signs of active or previous pest activity. Additional equipment such as thermal imaging cameras or moisture meters will be used to investigate any areas of concern.

Common Pest Inspection Questions
How long does a pest inspection take?
Depending on the property, a Pest Inspection will typically take between 1-2 hours. While many operators may be much faster, South Building Inspections will be performing a comprehensive inspection, utilising industry tools to give you the most accurate information.
If the length of time is a concern, please speak to our inspector, and we will attempt to structure the inspection duration to suit constraints without compromising on quality.
Do I need a building inspection and a pest inspection?

What damage can termites do?
If undetected and untreated, termites can cause thousands of dollars worth of damage. Common damage includes
- Damage to floor bearers and/or roof timbers
- Blistered paintwork
- Electrical failures (shorting wiring in subfloors or roof cavity)
Major damage occurs when one of these common areas weakens and has a flow on effect, for example, damage to roof timbers may result in the roof collapsing.
Can I reduce the risk of these pests?
There are some relatively easy things you can do to reduce the threat of termites. This includes
- Ensure water is draining away from your home
- Keep shrubs and plants on the property well trimmed
- Remove any dead or decaying trees from you property
- Store firewood away from the house and off the ground
- Don’t let wood in your house come into contact with the soil
