Staged building inspections are an option which allows an unbiased third party with the experience and certification to ensure your build is always to the best standard possible.

What do Staged Building Inspections cover?

During each staged building inspection, from the foundation slab to the final handover, we will inspect that all work is completed in accordance with the building plans, adheres to Australian Standards and general workmanship is of an acceptable standard.

While it is advantageous for South Building Inspections to be there from the start and increase familiarity with a build, we can be used at any stage of the build.

Staged building inspections are timed with the standard construction process; please see the 6 stages listed below.

Stage 1 Foundations

Inspection concrete slab, footings and steel reinforcement.

Stage 2 Framing

Inspection of completed frame and roof frame structure.

Stage 3 Lock Up

Inspection of roof covering, external walls, doors, windows and waterproofing.

Stage 4 Internal Linings

Inspection of internal fixtures and fittings.

Stage 5 Fit-Out

Inspection of joinery and 2nd fix carpentry.

Stage 6 Final Completion

Inspection of the completed home in accordance with the Australian standards (AS 4349.1).

Common Staged Building Inspection Questions

Is it a legal requirement to have inspections at every stage of a build?

While its not a legal requirement to have staged building inspections, it is recommended. For example, if a problem with the foundation is found in stage 1, it will likely be much quicker and cheaper to correct, than if this problem was found upon a final inspection.

How long does an stage building inspection inspection take?

Depending on the size of the building, staged inspections will typically take between 1 – 2 hours to perform. If certain time constraints exist, please mention this to our inspector upon booking.

What is the turn-around time for a report?

Reports are performed and delivered within 24 hours.

Will photos be provided with the report?

All reports include multiple photos of the property, areas of concern and points of interest to give you the most easy to read and comprehensive report possible.
